Our theme for 2025 is Embracing CHANGE. Each month, we’ll explore how change impacts various aspects of our lives and how we can adapt and grow through it. Life’s constant evolution presents challenges, but it also brings opportunities for growth and transformation. By facing uncertainty with courage and nurturing resilience within us and our relationships, we can navigate the complexities of our world with confidence. In embracing change, we discover not only stability but also a deeper sense of purpose and belonging.

Our topic for January is the importance of Embracing Uncertainty.


The housing market remains tight, with strong demand but limited inventory. Existing home sales increased by 1.7% compared to November 2023, while the median price rose 10.8% to $310,000. Year-to-date sales were up 4.1%, with prices rising 8.8%. Regional sales varied, with solid growth in the South Central (up 6.9%) and West (up 15.3%), while sales in the Northeast and North declined. Year-to-date growth across regions ranged from 1.8% to 6.4%.

Despite a 7.9% increase in total listings, the market remains a strong seller’s market with just 3.3 months of available supply, well below the six-month balanced market threshold. Affordability continues to be a challenge, particularly for first-time buyers, as mortgage rates have risen over the last two months. The Wisconsin Housing Affordability Index dropped 3.2% since November 2023, reflecting the ongoing difficulty for buyers with median family income to afford median-priced homes.
